Today was a great day. I sold one of my own listings In University Place. The buyer found me through my website. From our initial conversation, I learned he wished to take advantage of our home buying opportunity here in Sarasota right now. Sarasota mortgage interest rates are fantastic, and prices are low. The buyer also realized that based on the Sarasota housing statistics, pending homes are increasing, and inventory is literally half the numbers of just a year ago. (we still have a lot though, but the trends are clearly heading in the right direction…towards “balance”) We have not seen a balanced market here since 2002. (It’s was a seller’s market, now a buyer’s market) It is just a matter of a year or so before inventory levels out at the current pace. we viewed many homes in the 300-400k price range from Lakewood Ranch, Mote Ranch, to down in Venice. We even looked at Sarasota homes with acreage as well. Throughout it all, we toured some very nicely appointed homes. We were primarily looking for 3-4 bedroom, 2-3 bath, pool, and a nice lot with either a lake view or a preserve view.
At the end of the week of searching, the listing that I had in the gated community of University Place was the buyer’s favorite. He made a great choice, and I sold another home in University Place!
