This weekend, I placed one of my listings located in Desoto Acres in Sarasota under contract. When this closes, this will be my third property sold in Desoto Acres. It is a 1.6 acre parcel of land, with a “handyman” type of 3 bedroom 1 bath home located on a small pond.
Desoto Acres is an interesting area in Sarasota. It is located just south of University Parkway (which is the divider between Manatee and Sarasota county) What makes Desoto Acres so special is that it is one of the few areas where you can buy a large lot (large enough to accomodate horses) yet it is west of I-75 and positioned right in the middle of everything Sarasota Fl. has to offer. The typical homes in Desoto Acres are built in the 1960’s to 1980’s, but there are some newer constructed homes as well. These are buyers who bought a property due to the beautiful lot, tore down the old home, and built new construction in its place. Due to the fantastic location, I believe this will always be a community where existing homes may potentially be replaced with new construction.
The property I have under contract was listed for $165,000 dollars, and the next closest property was listed for a minimum of $100,000 more. (it is a true “fixer-upper”) This was a fantastic opportunity for someone to take advantage of the buyer’s market conditions and pick up one heck of a deal!
