I checked out the gated community of Vilano today. This is a super-hot single family home community located about 1 mile east of I-75 just above Bee Ridge Road. The site used to be the former Sarasota Golf Club! I like a lot of aspects of this community. First, it’s new construction and gated. Second, Vilano is a great location and super convenient to I-75.
One of the most requested features of a new home community here in Sarasota (that we are often asked about) is the size of the lots. This is where Vilano in Sarasota shines. The lots are a minimum of 1 acre in size! IF you are searching for new construction under 600k, you know that is REALLY hard (if not impossible) to find. Unless a buyer is willing to live far east of I-75, lot sizes are almost always a concern….but not in Vilano! The lots average in shape, but many are about 90-100′ wide, and span about 400+ feet in depth. There are many small lakes on the grounds, due to the fact is was once a golf course.
The homes are built by D.R. Horton, and the plans are open and airy, delivering modern conveniences, and wonderful outdoor living areas with optional pools, built in covered outdoor kitchens, and more. Basically, everything today’s buyer is looking for. Prices vary from mid 400’s to start, with many homes finishing between mid 500’s to 600’s currently as of 01/2016.
Besides the private road and community gates, there are no other community amenities such as community pools, or clubhouses. The total size of the community after both phases are complete will b about 120 homes. The builder has sold 7 last month alone, and we are scheduled to show this community to one of our new construction buyer clients Friday!
